Institutional Quality Warehouse Distribution Facilities Fully Leased to Amazon and Credit Tenants

The subject sites were part of the 550 acre master plan land acquisition and entitlement project that The Gutierrez Company acquired from MetLife. Following the successful completion of 301 Bartlett Street, and with demand for high quality warehouse distribution space still outstripping supply, we re-engaged with the same equity capital partner, to construct this three-building logistics portfolio. 330 and 350 Bartlett Street are each 300,000 square feet facilities, while 151 Hayes Memorial Drive is 167,000 square feet. Despite site challenges that included significant existing grades and over 500,000 cubic yards of earth moving, the projects were delivered on time and on budget. The facilities were constructed speculatively to institutional quality standards and dimensions using precast concrete panels, reinforced floors and optimal building depths and loading configurations.

330 and 350 Bartlet Street were fully leased to Amazon within one year of completion and sold to an affiliate of Blackstone. 150 Hayes Memorial Drive was fully leased to Max Finkelstein, a national wholesaler, and was sold to an institutional investor shortly after lease-up.
